Uncooperative Tenants
I just bought a home that already had tenants in it. The tenants never had a lease they were living with relatives. I want to establish a lease and the tenants are not cooperating and are refusing to give me their information, even keys. They are threatening to leave at the end of the month if i demand that they sign a lease. One of my main reasons for buying this property is to have tenants and extra income. What can I do?

Evict those tenants!
I would let them leave. Those are not the kind of tenants you want to have in your property and to deal with on a regular basis. Nobody needs that much added stress in their lives! You can post a free ad on Craigslist for a house for rent and you'll get callers just from that. Just make sure you're asking a fair rent price and you should find a decent renter, no problem! There are a ton of people out there right now who need to rent and they don't want to live in an apartment! I vote for telling them to go ahead and leave. Maybe when they're faced with that they'll cave in and work something out with you.

Problem Tenants
Based on my experience uncooperative/bad tenants will continue causing your problems. Why wouldn't they want to sign a lease? There needs to be something in writing so that everyone has the same understanding regarding when rent is due, what happens if the rent is late, how much notice is required before vacating, who is responsible for utilities, etc. My guess is regardless of if you get them to sign a lease or not they probably won't pay you rent anyways. Better to tackle the problem before they start missing payments. Let them leave and advertise the property on craigslist like a previous poster mentioned. You should get a good response.

Yeah, nip it at the bud man. They're not going to pay you even if you convince them to sign a lease. It's obvious where this is going. Let them leave. They have no negotiating skills so they threaten, fine "Leave" you tell them.
And if at the end of the month they don't: Call the sheriff and have them removed. Or you can call my uncle Vito and they won't bother you ever again.
If they do sign the lease, do you really think they'll adhere to it? They're giving you problems and putting undo stress on you now and they haven't even been there what? Three days? Forgettabouttit.

The ignorant fools that occupy his property: didn't sign a lease. The landlord/Dominion doesn't need to begin eviction proceedings, all he has to do is call the cops, now if he chooses or he can wait till the end of the month or week or day if he wants to be nice to these crackheads or whatever they are. He's buying some time it seems to locate better tenants, good idea. When he does, then he'll call the sheriff and have the crackheads removed bodily because without that lease: they're trespassing to the nth degree. Forgettaboutit man, call the cops, right now.
