I need a Realtor/broker's opinion
As you know, the economy has hit many industries really hard. One industry that is suffering greatly is design/build. Architectural firms across the country are laying of hundreds of architects each month for lack of work. I believe that this can be slowed down if not stopped completely with a little cooperation.
Here is the question, what would you as a Realtor/broker find to be a reasonable compensation for referring your clients to do business with a particular architect? For example, if you sell a vacant piece of land and referred your client to an architect which in turn signed a contract to build a $2M building, the architect receiving 8%($160K) Would you be content with receiving 1%($1,600) upon the architect receiving his/her retainer?Last edited by Chief Tutor; 03-21-2009 at 01:06 PM. I think that would be satisfactory and I'm a broker in MI with over 20 years experience getting my broker license in FL soon. Not sure about FL yet but in MI only a broker can pay a salesperson so be carefull about who you pay the referral fee.

What kind of a referral fee did you pay to real estate agents for handing you work back when the market was good?

I think a commistion could be payed through the builder but I am unsure about the arcitect.

hmm I am not familiar with architects and brokers getting commissions off of each other. Does anyone know of there is a law about this in CA?

We are an architectural firm, we pay a referral fee to anyone (realtor, broker or not) who refers a paying client. There is no law against us paying you for connecting us with a client. None and there never will be.
If you have foreclosed properties to sell but they need to be repaired, work out a deal with us to fix it up and let the banks pay for it.
