Termite Inspections
Can a termite ispection affect the sale of a home? What are some things that could spell trouble for a buyer? Thanks

If the inspection finds termites the lender will at least require the house to be treated if the infestation is not too bad. If the infestation is size able the lender might require a structural report to see if the problem requires structural repairs.

You better believe it can... Esp in our area where termites are very active and many home owners don't have proper protection. When the report comes in, they will show an activity diagram of the house to let the buyer know where activity was noted. Then the inspector starts to look for damage. Where there is smoke, there usually is fire.

If you're a buyer you should always ask for a termite report. Almost all lenders will require one. If you are doing a FSBO a termite report can be a good price negotiating item. Many times the owner won't want to do anything and will give you a credit.
If I'm not getting loan (lease option) I like termites because you can get some really good buys.
Get friendly with an inspector and give him all your business for free inspections.

Yes, its absolutely true that if you are buyer then you should ask for termite reports. And if found that the home is affected by termites, the landlord should get it treated.
