    Default Sales Contract Info

    Before signing a realestate sales contract for a single family home, what are the main things I should be aware of? Thanks

    Right now you want to be sure the seller is current with their payments. You don't want to get to the closing table and find out the property was foreclosed on the day before.

    Greg, I don't understand what you're saying? This home is a bank owned home and has been empty since October, 2008, (when I first took an interest in it) although the agent says the owner foreclosed a year ago. How am I going to know exactly when the original owner gave up hope on it?

    By the way, does anyone know if the original owner of a foreclosed home may get jealous and try and come back and vandalize the home when the new owners are in it??

    With a foreclosure just use a buyer's agent and make sure you get all of the inspections done.
