Advice Needed.
About 4 Months ago we decided to put our house on the market and try sell it, we found a broker who went over a price she felt was right for a quick sale and told us that at the particular price we were asking she should have it sold in a matter of weeks, she went on to say she has people interested in properties similar to ours and she is very confident of a quick sale.
Anyway about 2 months ago we were offered a land contract on our property, the person was making a $20,000 down payment and wanted us to finance the rest, she advised us to not accept the offer because she was confident of a sale.
Anyway its now been about 4 months and nothing is happening, the promised contact regarding showings of our house have stopped, we have to contact her about everything and while I understand she has other properties that require her time I dont feel that we have been represented properly.
We are now desperate to sell and have done a bunch of advertising online ourself and have generated lots of interest, we found somoene on our own who is wanting a land contract, only $6000 down but they have good credit and can make high monthly payments. Our problem is now our realtor wants her full commission if we complete the sale and she hasnt done a thing, I understand that she has put time and effort into showing the house to people and advertising however I feel that for her to require full commission is unfair. Does anyone have any advice, I am sure if a real estate agent had shown the house they would be getting a piece of her commission correct? Is it unfair of us to expect the same kind of deal after all this potential sale would not have even occured had we not done all this work ourself.
If anyone has some guidance or advice they could give it would be greatly appreciated.

If your real estate agent does not have the name of your buyer do not
give it to here. Cancel you contract with her and move on with the deal
if the deal does not come together get a new agent who will work harder for you
you can put deals together your self but most of the time they are not as good as what a realtor can get for you if their doing their job.
and you lose out on some one to do your contracts and some one to fall back on in case of probloms

Most contracts will have a period of time after the expiration or cancellation of the listing agreement in which the broker is entitled to a full commission if he or she materially participated in the sale of the property before the listing expired or was canceled. Cancel the listing, in writing, and then talk to a more qualified professional, someone who sells ALOT of real estate. Also, be weary of so little money down, and charge a higher interest rate. That loan is much more risky and deserves a market rate.
