Carry Over clause or protection clause
I have signed a 180 day protection or carry over clause with my realtor. Our contract is about to end so the carry over clause will be in effect. I am a good honest person, but how am I to know who was shown the house by a realtor? Shouldn't I be given a list? I don't want to sell my house on my own (which I plan to do over the winter) and find out that a realtor said he showed it. I have asked my realtor to explain and he is very vague. We live in PA. Isn't there someway the we the seller are protected too..they could just make up something when the house sells, otherwise. Is there access to the PA real estate law???
I just think there has to be a legal way this is handled. I simply do not understand. Am I to rely on people's honesty is do they have to have registered buyers or signatures???
Thanks. I am so worried. I don't want to find out come closing that a realtor wants his commission and doesn't have any proof he showed the house.
Thanks again. I am not getting anything from the realtor but very vague remarks.

Ask the Realtor a list with all names of people who visited the property.
It's very rare that a client come back for the property with months inbetween though...

No, but I don't believe they wouldn't if they want to buy it, especially after months without seeing the property....
That clause is really made to protect the agent. I can't blame them. So many sellers deal in their back and wait the dateline...

Your agent is supposed to provide you with a list of people who saw the house while it was listed.
Your agent probably doesn't have a list which is why they are being vague.

Thanks Greg,
I did tell him that 'I heard' he must have a list and he said he would give us one....so thank you. He said the other realtors from others companies would also have to have proof of some kind. Why he just couldn't tell me all this....grrrr.. I can understand he wants to be protected but so do I.

Thanks to you too, Cody. He did say there are some people who deliberately go behind the realtors back. That's not me and I understand..I just want to protect myself from an unscrupulous realtor...not him.
