    Default 2 or 3 bedroom

    Hi all , I'm new here . My wife and I have a 2 story ,3 bedroom house ,1 bath room . Kids are grown and have moved out . The bathroom is the size of a large closet , now if I knocked out the one wall and made a large bathroom , would this affect us from being able to sell later down the road , or should we leave it as a 3 bedroom house

    Thanks for the reply , Kinda thought the same about on the potential buyer thing . The lay out of the main floor is pretty much out of the question , I don't want to do any more construction on that floor as it is all finished , the rec. room in the basement is all finished as well , but I could add a bathroom down there sometime in the future . I have decided to just take out 1/2 of the huge closet in the spare bedroom and just make the bathroom a bit bigger .

    Converting your 3/1 home into a 2/1 home may not affect your ability to sell your home later on down the road but it may impact the sales price. To fully understand the impact such as remodel will have on your resale options you must first look at other houses in close proximity that real estate agents and mortgage lenders will use as comps when pricing your house. If the other houses in close proximity to your house are all 3/1 homes then losing a bedroom could negatively impact the price that you would receive for your house.

    Remodeling bathrooms is generally a good idea and does add value to homes. In this case you must balance the cost of the remodel against the value that such a remodel will add to your home. In balancing out the total overall value do not forget to subtract out the cost of losing an extra bedroom. If you plan on staying in the home for at least another 5 years and the cost/value calculation is balanced then expanding the bathroom is a good decision.
