    Default How do I find historical comps?

    I am looking for a place to buy in a particular area and would like to not only see recent cherrypicked comps for units of a certain price range and size, but also I would like to see all listings of places meeting my search criteria in that area, both sold and unsold for a full 4 years or so.

    How would I go about finding that information so I can do my own research?

    There are a couple of free online resources that will provide you with historical comp data for properties in a certain area. Zillow.com provides recent and historical data on sold & unsold comps in any particular area. Additionally you are able to search a map and see the most recent sales data for a specific property. Zillow.com gathers recent sales data from tax and deed transfer data filed with local governments at the time of closing. Additionally Zillow.com looks at historical data and comes up with a specific estimate of the value of the home. Both data points are helpful when conducting research prior to a purchase.

    Another resource that is available is to review state and local tax databases. Depending on the location you can look up info based on city info, zip codes of specific streets. Tax databases are often cumbersome and not user-friendly so you may want to visit a site like Zillow.com in order to first narrow down your search.

    Additionally, you can partner with a local real estate agent who will be able to pull historic comps using the MLS database.
