    Default Questions to ask?

    Hello, I am a commercial Realtor from Ohio. I have a fast food resturant for sale. I was recently contacted by a man who lives out of state and is interested in a lease option. I don't want to waste any more of my time with people who cannot afford such an investment. What questions would you ask to sort of "qualify" a client for such a property?

    Get in writing form your client, the seller, what terms or conditions they will be willing to consider in writing.

    Pre-Qualify by asking if they are paying cash or financing. If financing inform them you will need a copy of their preapproval, if cash you need POF.

    Part of your job is to prevent these time wasters or tirekickers from wasting your client's time. I feel your pain believe me.

    Sadly reality does not have anything to do with realty for many.
