Try to make update. So try to use all modern features - video clips of the property. lots of photos. Then I'd advise t create a forum and discuss some news and hot issues there. Add some unique content and try to work on your site all the time. And don't forget to promote your site, i mean some SEO is desirable.

Re: want to change my site look
First decide what will you include in the website (what information, photo etc) then design a template using Photoshop. Afterwards, study CSS or html. It is a basic website programming and it is very easy I assure you!

Aside from studying basic html and CSS, why don't you also try using wordpress to re-build your site. Wordpress is a powerful tool combine with different multimedia, packs and themes.

You site is no more it seems. Basically you should use the age of your website and got to optimize it. It will take some time to make old sites to perform in google.

Using a business.
Outsourcing your site development and design is not a bad idea. Generally free templates are poor and provide you with a very basic layout which is not impressive. I used CMDS - Online Marketing and Interactive Media to design and develop my site. I have seen a steady increase in leads and I have gotten positive feedback on my site since.

I agree with homefish, Wordpress is a great platform with many great plugins for the real estate industry. It also allows you to keep your content fresh and easily ad new property listings as you get them.

CSS Dropped Out
It appears that the CSS has been dropped out of the homepage. Try using a Content Management System Like WordPress.

Are you using a blogging platform? Wordpress? Blogger? Or you have your own website designed by you? If you are using wordpress you can actually change your website theme on your dashboard in the Appearance option and there you would see several choices for your desired themes.
