How much difference in disclosure laws are there from state to state? What might be the correct action in my state might not be correct in yours.

The correct answer is “A” and is not apart of the disclosure law. It is the Fiduciary duty of the agent. If you as the listing agent is showing a prospective buyer and is representing the buyer then you must disclose it to the buyer even if you are the listing agent and bound by a listing agreement. If you are showing a buyer that is being represented by a different agent of their choice then you only need to answer anything that is directed to you or questions about the condition of the foundation. This can be different for each state your in, disclosure laws are different from state to state.
