What off-line marketing methods do you find most effective for generating buyer and/or seller leads?

Good question! I think we can even refine that a bit more to separate off line marketing for listing and for buying services. I've tried postcards, print ads for listing services and find it difficult to make it work. 85% of home owners out there will ask whoever they know (be it relatives, colleagues, etc.) to recommend someone rather than finding someone off the page of an ad. Buyers, on the other hand, only cares about who has the listings. So any kind of home ads with pictures tend to draw them. When I market a low end home or try to appeal to investors, the word "Bargain" carries a lot of weight. I always get calls. But sometimes, they're not the buyers you'd want to work with because of terrible financial standing.

I think that life is full of opportunities which come when you least expect it. Have an advertising budget and be willing to use it whenever there is a space available somewhere, freeway signs, whatever. You can have your website address displayed and when your domain is easy to remember. and people like your picture, I think those things and many more can pay off well. Whether you have pens, business cards, anything that allows people to notice you. Advertising never ends. A lot of ppl rely on search engine rankings, but the way things develop, every opportunity should be looked at and taken. Advertising is more a state of mind than anything else.

Be prepared to talk about your business, word of mouth advertising works well when it comes from a 3rd party. being complacent is the worst thing anyone can do. When you see an opportunity to advertise in a local paper, do it. It all depends on what your budget is. prioritize accordingly. If there are some local events such as the pacific beach parade, you can always sponsor someone and have many see your services. it all depends on your own energy and motivation and how much you are willing to use it :)
