Doesanyone know a real estate database software, where i can keep records of all the properties?

If you use MS Office Pro with MS Access you can create your own simple database. MS Access is easy to use with very little study. Once you get the hang of it and do a little studying, you can create some very powerful applications.

If you want something that is more "out of the box", ACT is a contact management database that I believe has modules that you can purchase for real estate use.

Yes i know it can be done in acces and i know how, but i was looking for something more complex. With more features and maybe protected with a password from editing etc..

Even using the basic features of MS Access, you can include both security and network features with your database. It's actually a robust and powerful product for small to medium sized db's, with tons and tons of available features.

As I stated, for an off the shelf product try ACT.

The most flexible and powerful listing management package is open realty. It is open source and free. It can be easily modified to accommodate practically anything you would want to do with real estate. Modifications can be made by the user from the admin area and there is plenty of free and fee-for-service help available. Check it out at http://open-realty.org I have worked with this program for over three years and the only reason I can think of why the majority of real estate sites do not use it is because they are not aware of it or its capabilities.

I use a software from the carlton sheets program. The software is called Real Estate Toolkit. It is great for property management and can be bought separate from his program if you already have the creative financing knowledge. If not you can always grab a Robert G. Allen book from the library.

You may also download free trial versions of software at, Download.com.

Then you can determine which real estate software you like and purchase.

I have seen open realty but it wasn't really for us, lots of people are using property listings in Spain using XML feeds from property protals that they have their properties advertised on.

We use alphashare.com (http://www.alphashare.com/) which we have used for a couple of years, they are a real estate software solution for real estate agents based in Spain but have companies all over the world using their software.

We have never had any problems with alphashare and would recommend it to anyone.

This software is awesome and its FREE. The code is PHP and can be handled by most servers..

I use Open-Realty also. I like the simplicity of the back end for my clients.

The script runs really fast compared to most other cms's like joomla or mambo.
