Having worked on thousands of PPC campaigns for realtors, mortgage brokers and real estate investors PPC it is definitely profitable if the campaign is developed properly.

The first tip is very important and this is where majority of advertisers get things wrong. Your website must convert first before you decide to start a PPC campaign.
Google Adwords, MSN and YSM have implemented new quality score rules in order to provide the end user the best possible experience. You as the advertiser must abide by those rules

Here Are a Few Tips

Start with your landing page, this is very important your landing page must convert or you will be wasting your advertising dollars. Your website must convert potential homebuyers & sellers to take action. Either to pick up the phone to call you to use your services or to request additional info on a property etc.

Structure the account properly, your ad groups and campaigns must be well targeted.

Invest in proper keyword research - use only keywords that drive you traffic and convert for you.

Track your campaign, this is were majority advertisers go wrong as well by not tracking their advertising spend to find out their ROI.

PPC can be very profitable but you can also loose your shirt if not done correctly. If you have any questions please feel free to PM me.

Do you usually recommend time specific ads as well. I know you CAN run ads 24/7, but it's it more effective at certain times of the day or night?

Hi DonovanK,

Dayparting is recommended after you find out what time of day your customers actually convert. It is an effective way to save on advertising and increasing your ROI. Check your logs to see what time of day clients hit your site and convert. Conversion could be a request for more information on a particular property or if they pick up the phone and call. However tracking phone calls is a little bit more advance. I hope that helps.

what would you start the bidding at and what words would you use for adwords to get conversions on commercial Funding? I dont want to loose my shirt on adwords. Do I also switch the bids for during the week and weekends?
thanks

that's a good one..thanks for sharing in addition to that..I would like this one
Impact of these modifications:

Quality Score will now be more accurate because it will be calculated at the time of each search query
Keywords will no longer be marked ‘inactive for search’
‘First page bid’ will replace ‘minimum bid’ in your account

Quality Score will now be more accurate
Google is replacing its static per-keyword Quality Scores with a system that will evaluate an ad’s quality each time it matches a search query. This way, AdWords will use the most accurate, specific, and up-to-date performance information when determining whether an ad should be displayed. Your ads will be more likely to show when they’re relevant and less likely to show when they’re not. This means that Google users are apt to see better ads while you, as an advertiser, should receive leads which are more highly qualified.
All keywords will show Active status- Keywords no longer marked ‘inactive for search’
The new per-query evaluation of Quality Score affects you in that keywords will no longer appear as ‘inactive for search’ in your account. Instead, all keywords will have the chance to show ads on Google web search and the search network unless you’ve paused or deleted them. However, this change might not be very helpful for you. This is because their combined per-query Quality Score and bid probably isn’t high enough to gain competitive placement.
‘First page bid’ will replace ‘minimum bid’
As a result of migrating to per-query Quality Score, Google is no longer showing minimum bids in your account. Instead, Google is replacing minimum bids with a new, more meaningful metric: first page bids. First page bids are an estimate of the bid it would take for your ad to reach the first page of search results on Google web search. They’re based on the exact match version of the keyword, the ad’s Quality Score, and current advertiser competition on that keyword.
