Yes, a car is an absolute must. You can not show property to potential buyers without a car.

You can get a lower mile Chevy 4 door sedan for around $5,000.

You can do anything you want, that is the great thing about real estate. Just make sure there is enough business is that small area to sustain you.

There is no question that you need a car. If you are having trouble with the costs associated with buying a car, you might want to reevaluate starting a real estate career. Not trying to deter you, because anything is possible, but you have to think like a business owner to be successful in this industry. Buying a car is the least of your worries. The cost associated with consistently marketing yourself and listings will utlitmately be the most expensive aspect of being a real estate agent. On a seperate note, being the expert of your niche and focusing all of your energy and resources on that niche, will make it hard for other agents to compete with you. Good luck!

If you cannot afford a car or you don't want to drive one because of the gas prices. I would consider an MLM to bring in some extra cash. If for no other reason than to pay for your vehicle expenses and help with your real estate business. It's hands off once you get it going and keeps cash coming in. Hope this helps.

I forgot to mention in my previous post that I waited tables six nights a week when I first started in the real estate business. I would take my tip money and invest that into marketing my real estate business. If you are truly committed to building a career in real estate, you need to ask yourself what are you willing to do to get there? Good luck

The car thing depends upon your location. If you live in an area like most of those around the country then, yes, you absolutely need a car. If you live in a large urban city such as Manhattan then, no, a car is not necessary. Manhattan realtors rarely drive to show properties as there is nowhere to park anyway. It's better to take a cab or the subway.
As far as being based in one small area, you want to target a specific area, yes, but you don't want to limit yourself to selling in one small area only. Pick a farm area and work it but if a buyer or seller is looking for you to handle a transaction outside of your farm, by all means, go for it!!!
