Hello all,
I am a hunting/timber land agent in the South and I am having trouble obtaining listings. I have found several buyers and have shown many properties, but I feel like I'm missing out on half of my opportunities. My question is, what is the best way to go about obtaining land listings? I would ask my boss, but I don't want to sound incompetent. Thanks for any replies.

Search for the owners of all the properties in your service area that meet your niche. Once you have this information send them a certified letter telling them you have buyers for properties like their's. It is very important that you do not lie about this make sure you only send letters of this kind to owners that have properties matching your buyers interests. If you want help on what to say in your letter dm and I can help you produce a good letter. If you have a high quality letter then you will see about a 10% response rate. Landing the listing from this point is dependent apon your sales skills and the quality of your marketing plan for properties of this sort. If you dont have a formal marketing campaign writen up dont bother trying to list property. You will do a poor job and it will look bad for not just yourself but also other agents. What type of advertising are you doing now to attract some listings? Are you able to advertise online, with the radio or on the TV?
Listings, I have found, come with time. Once prospects realize you are more seasoned, and you have worked with a number of buyers, they feel more comfortable listing with you.
I would say....continue to pound the pavement with your buyers. Word will spread and eventually those listings will come to you. I hope this helps!

I really don't aree with this. If you have the knowledge to represent sellers then and you want to do as such then do it. When I started I got 3 listings my first month and closed 3 million in my first 90 days. Very little of this business was from working with buyers. If you understand how to sell property and know how to market then put together a presentation that explains this and get out there and show sellers you can do it. If you really know what you are talking about it will show and you will get your business.

You can target expired listings.
Have a good listing presentation and work them hard. Eventually you will start to pick up listings if you get good at it.

I have had success with for sale by owners.
I send them a letter telling them that I can offer them a free CMA, a Virtual tour and advice from a real estate professional with the only obligation being is if they decide to list with a Realtor they will let me sit down with them and discuss a marketing plan.
