Need to know which words work best for PPC traffic and leads. Should I discuss our free MLS search like everyone else, or should I stress a specific home?

i think you should mix it up but up but if you're on a tight budget try the specific ones, i heard that it also gives more conversion ratio so you got to try it :)

If you just offer free MLS search like everyone else you will just get lost in the shuffle. I would only stress a specific home it gives you benefits with sellers. You are not going to sell a home via PPC traffic and I doubt you will get enough traffic using one home. What I would suggest is that you develop some interesting reports and use news style headlines to get people to click and request the report. I find it more beneficial than just advertising MLS like everybody and their brother are. Good luck.

Honestly, if you are trying to figure out which words work best for traffic and leads, you should really think about using any or all of the keywords you use in your PPC campaign. Using your keywords will help make your ad stick out (as the keywords people search for in PPC are bold). Another little trick you can do that works quite well is to analyze your competition for a week or two and see which ads stay up for the whole period. Chances are if an ad stays up for a while, that means it is doing a good job in capturing leads. Then just review that ad and slightly modify it (do not copy word for word) to make your own unique ad that says the same thing.

The best thing to do is to make sure that you are providing a end benifit to your target market. So you must know what your target market wants. That is what should be in the add. Also write two ads and test them against each other to find out which ad is providing a better ctr and conversions. I hope that helps.

I tried all of the keywords for my program and then got rid of the ones that didn't work.

specific homes?? how can you advertise a specific homes..lol.
I would do a specific region advertising... such as..
vancouver condo for sale etc.

the key to ppc is test, learn, upscale and start again.
using trigger words in your display URL extension is a good trick and will increase your ctr and therefore decrease your cpc. eg, YourWebSite.com/CapitalGains
and yes even if the URL extension is not part of your landing URL this will work! if this little trick does not increase your ctr your ads must be really bad. and dont forget to try different trigger words.

If you go to google.com and when you start your adwords campaign, they have keyword tools that you can use for traffic estimation and pricing. Remember that Google is all about relavancy and if your ad and your keyword or your website content is not relevant, you will pay a high price for each keyword. I would suggest using a long tail keyword instead of the traditional one word because it wil be cheaper. For example, if you are bidding for 'real estate', there will be thousand or millions of search results.This will cost you a lot of money to be in the top position. So, instead, use 'real estate in california'- This is called long tail keyword and it's less popular and you will get some click and it will cost you a lot cheaper.

long tail is the key! also try an embeded long tail keyword phrase. this is how you do it.
[real estate in miami]
now make a list of negative keywords that you dont want to get an impression for, such as:
- bad
-forclosed
this will reduce your unwanted impressions, therefore increase your CTR% and lower your CPC.
try it out!;)

It's difficult to answer your question because your service/offer has to match what they're searching for.
ie: "CITY real estate values" would convert horribly if you were advertising buyer services, but would convert very well if you were advertising listing services (ie: free estimate of market value of your home)
Conversely, if someone is searching for "CITY condos for sale", you had better drop them on a "condo" landing page. Someone specifically looking for condos, won't necessarily be interested in a specific home you have for sale, but if you have a "search for CITY condos" page, that's a different story.

I am newbie in PPC programs, but so far I am satisfied with the effects, when I consider invested money. Usually I pick the terms and keywords which I would search if I was looking for info. Remember how do you solve the maze, always backwards from the finish to the start. If your goal are visitors you should start from them.
And considering conversion, there is no rules, you simply have to use proper keywords which user thinks are appropriate for your site. Users want info, and they want it fast, if you used some kind of tricks to lure them to your website, you wont convert, simple.

Use https://adwords.google.com/select/KeywordToolExternal to find out the valuable search terms. Try to target 50+ cheap terms instead of couple expensive terms.

Whatever keywords you pick is up to you but without great ad copy and an ever better landing page to convert the leads your ppc will go nowhere. Thats why you need to test, test and do more testing!

It's good to be creative and stand out. You can actually spend less money and settle for lower positions if you're willing to put on some attention grabbing lines.
One of ours for example is "Low dollar makes the dream possible." This is targeting international customers looking to relocate. Take a chance and try something unique!

Make sure you use Google Conversion tracking tool! It is a must!! It will run ROI reports on every keyword you use so you know which ones are the best and you can put more money toward them. If you need more info on how to set it up PM me, be glad to help.

Use Best keyword which can draw traffic and also gives proper conversion ratio.
Also keep in mind highly popular might harm your pocket as bounce rate will be higher..so balance it.

+1. if you have a locality that doesn't return results, make smart variations of the most general terms, or the most popular in other locations.
example: podunk real estate shows no volume, but you see that eastville new homes and westville new homes (nearby towns, let's say) have more volume than eastville real estate and westville real estate. that would lead me to believe that podunk new homes would be a higher volume term.
but then you need to set up your analytics to measure it. more visits does NOT mean it's a better keyword if it doesn't turn into business.

I know my name is The Lazy Blogger but I was not always lazy...lol Google Adwords is a place you can spend a great deal of money (really fast) and not see much of a return.
First thing...have your webmaster set up tracking on your site so that you can track which keywords generate leads.
I hate broad match (lets google show your ad for things that are completely irrelevant) stick to phrase and exact match keywords.
Learn everything you can about negative keywords
Look at the number of ads for each keyword you choose...if there are 100 ads you will go broke trying to get on the front page (and that is where you need to be)
Do not spend your money on all the fancy keyword tools that people advertise...not matter how enticing it looks. ( I own or have used just about all of them) For your purpose Google's Keyword Tool will be more than enough.
I may have missed it but there is a fella named Perry Marshal who is one of the leading experts on PPC....he has a lot of good free info on his site. Worth looking at.
One last thing....I know enough about Google PPC to have earned their adwords professional designation :p for what its worth
