Real estate ethics is a debatable subject which is much about the trust factor between a buyer and a seller - in a wider picture. However, the ethical representation of real estate is more in focus to the investor-realtor relation to be more specific.
While the code of ethics establishes obligations that may be higher than those mandated by law, in any instance where the Code of Ethics and the law conflict, the obligations of the law must take precedence.
Eventhough, it remains the moral duty of the realtor to provide the best benefits for investment in lieu of the investors trust for the realtor

You mean it is possible that laws conflict with being ethical? Noooooo.. :confused::eek::p

That is what i was trying to highlight here, there are instances where the code of law conflicts with ethics of business, well then the realtor needs to tread carefully, else he can land up being a bad service provider

Yeah I was arguing that point not long ago that agents should not split deposits with sellers when a buyer backs out. I believe it should all go to the seller. I kept getting the legal laws that support spliting the deposit. The whole ethical and moral issue seemed to be a hard concept for some to understand.
I very well can be wrong, but I think that some people throw it all together. If it is legal than it is ethical and moral. That just is not the case.

It has been a bad experience with the builder 'Supertech'. They dealings are terribly fishy. They promise to do many things for us before purchasing a flat. But once you purchase the flat,they turn 180 degree towards us and bluntly ask. 'Who are you '? and when did we promise to do things for you ? Upon requesting to get the refund of the paid installment, they would simply refuse to do so and would not even refund 10% to 20% of the total amount that were paid, even if they are legally bound to do so. It is very difficult to reach them or deal with them too. They are extremely witty. Have lost lot of money with this builder.
So, I am just trying to remind you people to beware of this builder.
