I've just built a Facebook page for my agency with photo albums showing different properties for sale in different areas we cover. I've also added a marketplace listing.
Has anyone had a success with Facebook advertising? Any tips or stories to share or ideas on how I can improve our page.

Haven't tried facebook yet, but interested to hear from others as well that are having success with it.
It's only logical that it should deliver reasonable first time buyer results.
I use facebook but not to sell my listings directly...more so to network with others in other parts of the country to indirectly sell thru my new contacts. I dont believe you will find people out there that are looking for property...but you will find other agents that are looking to create a network of agents.

Using Facebook is very hard and I would also like to know anyone who has had success...how do you go about getting the contacts, do you just search for them?

I love FaceBook! It is great for social networking. The more you get out there the better off you are!

It is hard to sell something to the Facebook crowd by making an entire page devoted to your business. That is not what the majority of people are there to do. You will have more success by building a network and indirectly selling them through new contacts. You just won't hit your target market very well through putting up a very professional real estate Facebook page.

Use your Facebook as a way to communicate with your customers, develop references and friends, word of mouth advertising etc.
I don't see it as a revolutionary marketing tool but just one more way to add a familiar face to your business and to interact on a personal level with existing and potential customers.

Has anyone used Trulia or Zillow for doing a little marketing. You can create a profile on both sites. I found a couple ways to get some traffic from both sites with a couple hours a week.

haven't heard of either of these - are they like hubs pages, like Squidoo and the like? Personally I find Squidoo very hard to get traffic, especially with only a couple of hours a week, so i might suss this one out.
