During this real estate downturn, we have seen a number of formerly well established real estate offices close their doors. Our company, Dominion Real Estate Partners, has added branches and agents. Why? Because realize that the future of real estate offices is not in sticks and bricks (traditional offices) but in the establishing a brand identity and creating virtual office environments for it's agents.
A large part of this virtual existence is the internet. This is why it is so important for agents and brokers to learn how to effectively market on the internet to make money from their home offices in the future. Unfortunately, marketing effectively on the internet is not easy to do or easy to learn. There are a number of so called internet guru's out there who are willing to take your money and sell you 1000 page manuels and CDs, but they know that 90% of the buyers will not take the time or do not have the time to pour through all that stuff.
Fortunately I came across a video series that teaches you how to market online step by step, and they also teach you how to market the course as well so agents can make some extra income during this time when their real estate income is disappearing. Marketed as the Wealth Funnel System, it will teach an agent how to create a niche market, identify where that market hangs out on the web and then how to market to that niche for little or no money at first. The cousrs also then educates it's students how to use Google Adwords to effectively reach with laser presicion the selected target market. I am suggesting that all my 125 plus agents learn how to better market themselves online, because the age of high cost real estate offices and traditonal advertising is all but gone. Learn online marketing now and be ahead of the curve.

Google and yahoo also have great PPC. You can get your house on the front page of google for a lot less than you think

There are a lot of FREE places to advertise to your target market. From MYSpace, Squidoo, Youtube and then forums like this one. And just like we do real estate from our home offices, we can also become internet marketing gurus from home as well. Once you learn to market on the internet for free and begin making money then you can start taking a portion of those profits and put them into paid advertising like Google Adwords. if you want to learn how to best get your website well placed in Google, Yahoo and others, my best advice to you is to continue to read this real estate forum and others. I am not going to make specific recomendations but use Google to find information on Real Estate and Real Estate Forums, read read read, ask questions and act on what you learn and you will start seeing progress over time.
There is no quick fix.

It's a bit of a no brainer that the internet is the future of real estate. It's just uncertain what direction it will take. There's just not enough internet real estate available to have 100's of offices succeeding in the same market. Perhaps room for 50 that really know how to market their stuff against the big dogs.
The next decade will be interesting to see if real estate agents survive and stay relevant in this marketplace.

Let's all remember the Internet is only a new fangled marketing tool. It may help you sell a house or in my case an industrial building, but it is not going to sell the property. Only the property, it's location and it's pricing will sell the property. It may help you get a listing but nothing will replace us sitting with a prospective seller, pressing the flesh, establishing a relationship and building up trust.
I believe that our industry will never go away; there will just be fewer of us. As long as people live in houses and as long as they need to buy or sell a house; a vast majority of them will need a professional real estate broker who they can rely on.

Start to learn about SEO.. Optimize your website.. Create contents for your website.. do link building.....and there are tons of other tasks to utilize.. If you are not in a very competitive area..you can do it yourself..If not get a professionals to do it for you...

Internet social network marketing has gained popularity in recent months. MySpace, Yuwie, community groups. Even advertisers have opened community groups to connect people in certain niches together to help each other with any problems and just discussion.

It is all well getting people to your sites with PPC and adwords etc.
But what happens then you are now getting 100 per day from all the ads you are doing GREAT!
So the key part is to capture email address so you have permenant contact with each person the lands on your site that way you can now start building relationships and that's how you can turn hits on your sites into HOT leads and closings.
There are a number of different ways to do this, if you want to convert hits from your real estate website into leads and capture email address, I think a good product for this is MyBuyingBuddy check it out.

In late 2006 newspaper analyst firm Classified Intelligence conducted an in-depth survey of realtors about their advertising spending and attitudes toward print and online media. Among the findings of the survey were the following:
--36% of surveyed realtors spent 10% or less of their total budgets in their local newspapers, 19% spent less than 20% of their total budgets on newspaper print ads, and 17% didn’t advertise at all in print newspapers
--52% of survey respondents reported promoting their services on free classified sites such as Craigslist (67%), Google Base (45%), and MSN/Windows Live Expo (33%)
--61% of respondents said they weren’t spending any marketing dollars on newspaper websites
In July, 2007 Inman News conducted a similar realtor survey, which found:
--40% of respondents said they planned to spend $1,000 to $5,000 on [online marketing] in the next year, while approximately 20% planned to spend less than $1,000, and 18% planned to spend more than $10,000
--The most popular category of online advertising was search engine keywords, which 52% of respondents said they planned to buy in the next year. Featured listing ads ran a close second with 48% planned buys. Search engine optimization (SEO) services were a priority as well with 42% planned buys. Dollar amounts budgeted for keyword advertising in the next year ranged from zero to more than $5,000

Online marketing is certainly the wave of the future with any business, but especially real estate for the reasons mentioned before. And within online marketing, social networking marketing is the hot trend right now. MySpace, Facebook, and others have become a places to do business, not just for teenagers and college students to hang out.

87% of people looking for real estate go to the Internet first, so if you are not on the first page of Google, Yahoo, & Msn,you are missing out on a lot of potential customers. Some of you have the time to learn and market yourself, for those who don't you can send me a PM message as we have been marketing Real Estate websites for years. :cool:

There will be no online or offline marketing some day. Everything will be integrated. This will allow a deeper and more relevant dialogue. Ultimately, it will require a better message and a unique selling proposition. Sound familiar? :)
