HEllo all. Is there any one that sells real estate in an area that seem to be booming?

Hi Jiany, got one right here. Portland's real estate (http://www.maxwellsinclair.com) has been crazy the last two years. There's little inventory and there are typically multiple bids for anything decent in the market. Often the selling price is above asking. Average appreciation has been hovering around 10% with the high at around 16%.
I was told that some parts of Florida like Miami has a 25% increase. Is that true? What do you think of it?

Yeah, here in South Fl it seems unreal. There is a a three building design called Icon Brickell. Each of the three towers holds 734+ apartments, and the first tower went on sale 3 weeks ago. It took 4 days ti sell out! :confused:

By the way is there any way to buy something in your neck of the woods and still make money from rent?

Whether you're going to have positive cashflow or not depends on the amount of loan and down payment ratio. For a 20% down, it'll be hard to make money for single family home. For plexes, you can still do it reasonably with a 25% down.

Hi Jiany,
We are in Southern Oregon and we see a lot of people that are retiring in Calif. and moving up to this area. The reason the are looking at Southern Oregon is that they can cash out in Calif. and buy something here brand new and still have money left over. Another reason is that the weather here isn't that bad, we don't get a lot of snow, they save on car insurance, regestration, and there is no sales tax. We have seen our prices here increase by about 18 to 20 % a year for the last 4 yrs. In Grants Pass you could buy a 3+2 1500sqft for 155,000 two yrs ago now the price on the same home is 245,000.

So how does someone catches the below priced deals that are out there somewhere. Did anyone ever heard of the company with ad signs stating " We buy Ugly HOuse" do you think they get any below market deals coming there way? :eek:

We have over 30% annually in Phoenix with Chandler hitting 49% and Gilbert 51% last year.

FO far Florida seems to be leading the market, but I guess they have been missing your town.

I would think that Gilbert and Chandler would've shown up, but they are small city's. Maybe they are only doing major city's like Phoenix, etc.?

Palm Beach County has been going up over 3%/month on average for the last couple years. Pre-construction is getting more difficult due to the builders adding in various techniques on the contracts to prevent the buyers from flipping their units.
Still some deals to be had if you stay on top of it.

In a word YES! Our population is growing exponentially(SP?).
One of the driving factors in our growth is our ability to attract employers. But, if you ask me, the biggest driving factor of people relocating to Phoenix (http://www.PhoenixHomes.com) is the life style the Greater Phoenix metro area affords its residents. We are close to a lot of fun places, like San Diego, Los Angeles, Las Vegas, Sedona and its red rock beauty. And talk about diversity, we live in a desert but are only a few short hours drive to two ski resorts here in the state and Colorado isn't too far either. We have a great climate (except in the middle of summer), great arts, culture, major sports teams, a very large international airport and so much more!
I love it here! And with things like having the Super Bowl here a few years ago, the Phoenix Open (golf) every year, and hosting other major events... people are just begining to discover the beauty and are moving here in droves.

I've heard so much about Arizona and its heat. In fact, we just met a nice lady a couple of weekends ago who moved from Phoenix to Sedona. She also happens to be a psychic. So cool. She was telling us that it's soooooo hot in Phoenix that places have to spray mist to cool down. Sounds like it's a place to cure my arthritis. :D It'd be a good retirement choice for me.

Sedona is the psychic capital of Arizona, maybe even the world. The place is known for unexplained energy and there are even several well known energy vortices (SP?).

I know!!! I think it's so cool. You know my wife and I are into those things on a philosophical level. I just find it fascinating. We're planning to visit to see and feel what the "energy" is all about.
