I am interested in investing in raw land with the intent to "flip" into rural home sites. I have a couple of questions.

1. Does having a pond excavated prove to be a profit usually?

2. What all expenses will I have while I'm waiting for the land to sell?

3. I am up and going with little funds. Would I be able to get a loan from a land bank more than likely? I have no problem with taking risks and have always been told if you are going to fall face first, do it when your young.

>>1. Does having a pond excavated prove to be a profit usually? i'll base my answer here in cebu, Philippines. it can be profitable in long term basis, not usually. but you have to consider the location whether it is near a body of water, etc.

Documents:titled land lot area: almost 20,000 sqr.m selling price: PHP 800/sq.m. location: Talamban Cebu City Philippines mode of payment: Cash (no terms) existing condition: at present there are 70 mango trees in this lot and the owner is harvesting yearly, therefore this is an income-generating piece of land.
