i am a new salesperson, and i i took the classes to become a salesperson at century 21 and i got my license and i have been told that with family is the best way to start and i was wondering if any one in here has any other thoughts about where to start and where to apply, is going to the place itself and trying to get an interview the best idea???

We are, as your aware in a very sluggish market currently...your warm market is of course a great place to start...be open to other options that you may come across in this forum...great place for a newbie to get some relative new ideas...

If you are referring to choosing a brokerage then you can just call and set up an interview with the broker. Most brokerages will take any agent they can get. The key will be to find a brokerage that will help you succeed. Look for companies with good training or even mentoring programs. This will be very beneficial to you.

Since we are in a very slow market you should start by establishing your relationships with title companies and lenders. The market is slow for you and it is slow for them. Team up with them and offer a free class to your community. Pick a topic. Be the expert on the issues that are most pressing in your community. What you are doing is sowing seeds of relationships that you will be able to harvest at a later date!

You may not see sales right away but you will be better off when the market turns around. Do theses classes once a quarter and hand deliver flyers to your target geographical markets to keep advertising costs down.

Adding other income streams to your business is important as well.

Tell everyone you know (C21 says family) that you are now a Real Estate Professional and ask for referrals... "Is there anyone you can think of who is selling or buying real estate in the next month or two?"

Send out handwritten notes, ask for referrals. Create a "signature" with your contact info in your email. Wear your badge, let everyone you meet know what you do. Always carry business cards.

Well you get the idea.

1. Find networking events in your area.
2. Offer to host open houses for the more successful agents in your office. They may have there hands full. Arrange (beforehand) that you keep the buyers, and owe a referral fee.
3. Think of the folks you do business with (lawn care, cleaners, auto service station, etc). Ask them to support your new business.

The most important thing to remember is to be consistent and make sure that you are running your business like a business, i.e, database management. Your goal should be to add atleast five new contacts to your database everyday. Through the consistency of your follow up and providing of value to your database, they will grow to think of you as their real estate expert. Consistency and frequency is the key to becoming the real estate expert in the mind of your database. Good luck.
