For those looking to take advantage of the extremely weak market in Florida oceanfront real estate, I think the bottom may be approaching next year. The best time to buy an investment property is at the peak of pessimism... ie when everybody thinks you are crazy for buying ( the opposite of two years ago). I don't think we are at the bottom yet ( still too many foreclosures and weak holders to shake out first ), but the future Fed interest rate cuts that I foresee on the horizon may start to help at some point. My focus market is a small island called North Captiva is southwest Florida. Check it out.

Last time I visited Captiva it was on the Gulf of Mexico. To get to the ocean would require a drive across the state. Has something changed?

Maybe it is the best time buy, even if the market hasn't fully bottom'd :)
