Sandicor offers a simple mls search to frame into your site - $50 sign up and about $10 a month (unles prices went up)... helpful for clients and a MUST have (the mls anyhow) for a SD RE Site.

How does Sandicors compare to IDX pro anyone know?

Personally, I wouldn't go with a framed solution like that, but that is just me. I think you can probably find someone to whip you up a simple solution that can use the raw data you can get from Sandicor for free. The SEO/SEM benefits and the ability to include other custom features would be worth the expense to me. But, then again, that is just me. :)

There are several ways to put IDX on a website.
If available, the best solution is to integrate RETS into your web site, unfortunately, few MLSs provide a RETS choice.
The least expensive solution is to use the IDX frame provided by your MLS. The drawback to a framed approach is that it is unattractive. There are techniques to reprogram the frame for a better integrated look and feel. It is also possible to add additional features into the frame but many MLSs frown on this practice.
A commercial solution where you integrate the IDX into your web site.
Here is an IDX-to-open-realty integration: http://BroadwayKeys.com where we are testing the latest technology. The raw IDX data comes from the local MLS. It is unloaded to the server and the listing elements are converted for use with open realty database tables. All procedures are automatically performed on a daily basis. This is a testing site for version 2 which is still in alpha but already appears to stable and scales well.

Thanks. The site is in the testing phase. The programmers are working on the application software which is still in alpha that has bugs that need to be fixed. I am going to change the browsing display before it is done. The most important part for us right now is the scalability as we plan to use this on sites that will have over 40,000 to 60,000 listings. When the IDX integration is complete it will be as good as or better than any commercial package available.
