The small business administration is a good place to start. I think they have some samples for you to look at.

Have a look at http://www.sba.gov/. This is a government resource for everything you will need to know regarding small businesses. I used it and it was a great resource to help me get up and running.

Another source to find information is business forums, there may even be one specifically for your geo area, with meets etc etc.

Just google "yourbusinessniche business plan" and you will find a lot of sample plans for real estate businesses and many other types of businesses. Goodluck

Businessplan pro software.
I used it to develop a plan for adding a department to a hospital.
It does all the math (break evens, variables vs. fixed, etc)
Other strategic plans I have done aways starts with goals (2 or 3) (Growth, retention, higher profit margin, etc) then all the action plans it will take to accomplish those goals. (develop market niches, srategies, clinical programs, add value, etc) then develop the strategies (the specific actions that will develop the strategy). Then you have to consult it and compare whats real to whats planned at least a few times a month and course correct as needed.
I guess your choice depends on the purpose as was previouslsy asked.
If you are looking for a way to focus your efforts, a strategic plan is probably best
If you are looking for funding, a business plan may be more in order

This thread has given quite a bit of great information! So, I want to thank you all for that because I will be passing it along to a couple of my business partners how are lacking a plan at this point!

For me, even though I am in the mortgage industry, I would focus on contacts per day and contacts per week and try to hit those goals. Those will amount to higher achievements, etc. Just my 2 cents.
