There are a lot of sources for real estate investment advice and education, but many of them are selling a product, newsletter or seminar series. Take everything with a grain of salt.

I have a free investment section here (http://realestate.about.com/od/realestateinvesting/u/investing.htm), and nothing is for sale or recommended for purchase. The spreadsheet for valuation was recommended by the Wall Street Journal Online.

What kind of info do you have? It sounds like it may not be complete if it is leaving you confused.

Always read. Perhaps the book ABC's of R/E Investing - Rich Dad series. The author, to say the least, owns quite a few properties. Maybe you'll find a lot of useful info there. At least to get you started..
