Sorry for the length.
During the weekend I ran across a promising opportunity in my parent's neighborhood, there was a trailer put in, at what was then the end of the neighborhood, about 10 years ago. Since then about 20 -30 new houses were built extending the neighborhood. I know that the mobile home is bringing down the property value of all the homes including the new ones.
I notice recently that it is for sale. I know that the owner is asking 55k, that's probably because of the land value too. I don't believe it still has wheels because there is a brick foundation about 1 1/2 foot in hight around the base of the house....I don't know if they would build a foundation around the wheels. I want to see if I can get it moved and sold to a mobile home park. If it can't be moved, demolishing it might be the next step. I want to get the land that it is on.
Things I need to know:
I need to know how much a builder would buy the land for in that area and possibly what the newer houses that were built next door where sold for.
I also would need to be pointed out to where I can get a hold of the contracts I would need or what contracts I would need to buy/get the property and what type of contract I would need to sell to a residential land developer or whoever builds houses.
I also need to know how to get comps of the area. I believe I just need to go to a realtor and ask for them...is it common for them to share that information to the general public?
I would also like to know if there is a way to find out who built the newer houses, they seemed to have a similar design to them and they were all built around the same time. I figure that that "builder" would want to add another house because of the other houses that were sold.
I was thinking my plan of action would be this. I buy the land and trailer wholesale, (I do not believe the owner would easily sell the trailer...it seems to be in poor condition and the current occupants have let the grass die and, it just looks bad.) I was hoping there is some way I could get the property under contract to bring the cost down, and then I would assign or sell that contract to a residential land developer.
The neighborhood is in an extremely peaceful neighborhood, real close to the airport, new development in the area, and I know that the older houses in the neighborhood, 30+ years old, are listed between 100k -250k. I don't know about the new houses thought.
