Is there a formula for calculating total square footage with varying balcony sizes that keeps the interior square foot price the same and varies the exterior square foot price so that the total of the two remains reasonably consistent, factoring in a small premium?

In other words as an example if an average apartment was 1000 ft square with a 200ft square balcony and I charged $1000 per sqaure foot for the internal space and $200 for the external. The total cost per square foot would be $866.

If however the apartment was 1000 ft sq with a 700 ft sq balcony the total price per square foot rises to $950.

I appreciate that decent sized balconies can put a premium on a property but when does that premium become unrealistic?!

I'm going to say the premium will vary depending upon what the condion of the balcony is in, it's size and what it faces and what direction it faces. Value is in the eye of the beholder. Value is what a ready and willing buyer will pay for it. Oooh, the appraisers have to sign off on that too.
