View Full Version : Info on past RE market comebacks?

Can anyone point me to information or web sites with historical data on comebacks after previous real estate down turns? There are no crystal balls, but I am looking for some historical perspective.

As background, I am attempting to get a sense of how long it 'may' take for raw land purchased in early '06 (market peak) in a residential subdivision in AZ (north of Prescott). Poor timing with hind sight, but I'm trying to determine possible future return of this particular market. I assume it would trail home sales comeback (no idea by how much, or when home sales would come back up.

The cycle runs 7-10+- years up and down. Real estate should always be a long term investment.

All you can do if market corrects is hedge investments by buying on down cycle. For example if a stock is worth $20 and you buy at $20, fair enough, down the road it will be worth $25. Nothing is to stop you from buying a stock worth $20 when it is now at $18 and more stock when it is $16 etc. This will average out any negative ammortization that may occur. As long as you can weather the storm dont worry.
