All foreclosures are filed through county courthouse. Contact county courthouse to find out when they are auctioning foreclosures. New lists are released each week. Hope this helps.

Properties that actually make to auction at the courhouse are rarely worth purchasing, as the minimum bid is usually greater than the value of the property, and the bank ends up with the property back. Then we go the Short Sale route.
Your best bet is to work with and agent. Like myself.. "Plug"
Who works with builders inventory liquidation, short sales and pre-foreclosures. We just had an unbelievable deal sell in 3 hours of the listing.
It was a 3/2/1 1400 sqft home on 1.25 acres in an area called the Acreage in West Palm Beach. 1.25 acre Land values are $170,000 - $200,000. The home with land sold for $179,000 and the house was pretty nice with plenty of room for expansion.
I have brand new 3/2.5 townhomes at 30% below Tuesday's appraisal. Not an inflated appraisal, this is a very conservative appraisal. Net to developer $165,000, Value $235,000
Very nice gated community with Pool,Spa, and childerns playground.
Going back to your original question. Do you want to go to the courthouse every day and come with 15% of the purchase amount in cash, and the balance in 24 hours?
Most buyers do not have that kind of juice.
