Hey there,

I am curious as to how many leads other realtors have been getting on their websites on a monthly basis?

For instance, on my clients website, we have been gotten three leads since the website was released last Saturday. On my client's previous site, a lead was converted to a sale every other week.

He use to be ranking bottom of the first or top of the second SERP.

So now that he is moving up in the rankings, what should we expect?

We average around 350 leads a month from our main real estate website. We were getting more in previous years but because the way the market is going, leads have dropped considerably. As long as you have good follow up, you can expect 3 - 5% closure rate on your leads. It will take time though!

If you have the #1 spot on Google for your main keyword (which should be highly searched) you should see a 500% or more increase in your leads.

That's to say you have a great site that converts visitors into leads well.

Anyone can get traffic but converting is a whole different story.

If you want to increase your conversions look at your website copy. Usually you can increase conversions by 100% or more just by testing and tweaking your website copy. If you're not testing you're leaving money on the table, period.

Absolutely, Leads are one thing, but qualified leads are something else. I have been lucky in the past as my conversion rate has been higher than 3-5% but I am talking about qualified leads...not gross leads that sign up.

You can pretty much tell someone is just kicking the tires when they sign up as First Name Burger and last name King, Burger King

it all depends on the amount of traffic the searches you are trying to rank for get, as well as how your rank, and of course what your site it like.

I get from 1 to 5 leads a day, but I rank fairly well for my main search terms.

My older sister is going to have a website up by the end of April. If she markets it well and she can get at least 100 visitors a day by July, is it reasonable to expect that she can get 3 leads per day at that point?

I think, and this is only my opinion, that if your sister can get a website up and running and get 100 visitors a day, she would have to be a stellar marketer. But if she is capable of doing that, I think the numbers that you present are probaby pretty good or maybe a little on the low side depending on the content of the page. Content is key, if you can give the visitor a reason to hand over their info, you are doing pretty good.

One thing to keep in mind when your sister gets her website up and running is to do a little keyword research to find an appropriate demand. If you just go after something like "real estate", you'll never get anywhere since there is just too much competition. Make sure to target more long tail terms like "[city], [state] real estate" or something like that to get better chances of getting to the top of the SERPs.

I certainly agree with your statement. Getting 'targeted' leads is the most important thing in my opinion. We have client sites that generate 100+ leads per day, but after weeding through the junk (tire-kickers, areas you don't service etc) we find that about 40% of them are actually 'good' leads.

It's definitely all about content, but to add to that, if you tie a blog to the site and add content to it weekly, or biweekly or best case scenario, DAILY, the search engine spiders will crawl the site more frequently and consequently, drive it higher in the search engines. The secret is not only good (fresh) content, but on topic. It all needs to tie in to what the site's about for the best results.

I use...or I should say...stopped using ZipSearch for insurance leads. I would advise the same if you use them for mortgage leads.

Bad quality, and too many PPC adds.

Just to clarify, how are you gathering leads? Is it a simple "request for information" form? Or something else? Is your lead generation program asking targeted questions that in effect prequalify the leads, and are responses to each querry mandatory?

The lukebouman site from Travis in the first post in this thread is using a fairly basic "contact us" form, which is my experience follows the philosophy of "let's cast a huge net and see what we get". That's very good in some instances, but then you have to sift through spam, random inqueries and unqualified leads. That takes time, and time is money. Is the time, and the money it equates to on an hourly basis worth it?

I'm of the opinion it is better to deal with target-specific qualified leads, no matter what business you are in. I'd rather miss out on a few leads so I can devote my time to working solid leads rather than sorting spam, etc.

Here's what I mean...
- put a captcha on the form to cut down on spam.
- add a timeframe drop-down correlating to the reason for contact (ex- for "thinking of buying", add fields "now, "1 month", "2 months", etc).
- add another drop-down menu for price range whether selling or buying.
- get rid of "priority level"- spammers take advantage of them, and you can assign priority based on your own sorting method.
- add an "area" drop-down or zip code field.
- add a phone number field as optional (keep the rest required fields)

Yes, this will cut down the responses you get (as your site visitors actually have to work), but more of the responses will be legitimate, and you have a better idea of how to approach them. You want to work with motivated buyers and sellers, right?

Just depends on internet traffic and how you get it.
I have over 100,000 hits a month.
BUt then again I have 1000's of backlinks and top ranked websites , with top keywording.
So I don't stress it.
But I do my homework and I doin't let out any info to other sellers where my websites are. I have 3 of them.

HI the website you're looking at is new, and not used to bring people in for traffic, that site I set up for my father N law, and thought a few backlinks could help his business, The web sites I own which bring in masses of people are music sites.
I am some what famous, as a singer and guitarist.
My music sells world wide and I do concerts
I've had as many as 30,000 people a week go through one site alone.
But I am not going to tell you who I am.
But my name makes good for some very big sales in real estate.
My websites are ranked number 1 on google and I have 1000's and 1000's of backlinks.
But I did design that website your looking at yesterday.
