One of our client sites just went to #1 out of 241,613,719 for the KW luxury homes.
But as fate would have it we lost the top 10 ranking we had on Yahoo for the same phrase.
FWIW, we did this through 99% on-page optimization. We only have a handful out of 9K links that use that phrase.

Congratulations! MSN is a bit easier but still a very good accomplishment. :D
On another note I have the opposite effect in MSN. Zero on-page optimization and I have a site that ranks in a very competitive keyword.

The site in question already dominates G, Y, and MSN for it's primary KW's (as do most of our client sites :) , but there are usually only 2M - 20M sites "competing" in these SERP's. I just thought it was neat to be on top of 214M.
But it also appears that the MSN index is very active right now. The site dropped to #3 for that term today, but daily up and down movement is not what is interesting about the change.
The interesting part is that today MSN is reporting only 117M results on that same search term. To vary by almost 100M results on the same phrase after only one day - and the number of results decreasing - that's the interesting part.

While the SERPS report current meta tags giving the appearance of being current, it is pulling from a much smaller pool.
Odds are they are tweaking or analyzing an algorithm IMHO.

MSN is very fickle, though. I've seen their results vary widely in a week. Congrats on making it to the top. Hopefully you'll stay up there. Getting a number one ranking on any search engine is quite an accomplishment, especially with the amount of competition you faced. My hat is off to you.

Truthfully, I think it's a "garbage" keyword.
The people that search that term are more likely to be window shoppers, dreamers, and people looking for ideas - not buyers.

Okay know it all (insert sarcasm here). :rolleyes: What terms or KWP's do real luxury home buyers search? I have a luxury homes site that I am just starting up with one specific city on mind and could use some help in this area.

Buyers undoubtedly search by region or city first when looking to buy an existing home. I can't imagine someone saying, "Honey, I feel like selling our home and buying a luxury home" and then deciding which city to move to based upon the home style they like. :) (Sarcasm right back atcha!)
The phrase "luxury homes" would do well for a home builder like Toll Brothers or another contractor.
How can you take advantage of the phrase luxury homes in your market? Optimize for phrases like "Phoenix luxury homes", "Arizona Luxury homes", "(insert residential community name here) luxury homes".
Granted, optimizing for phrases like this will not bring in huge volumes of traffic - but for most cities they are more likely to bring in buyers rather than window shoppers.
When I take on a new client, I literally spend days trying to unearth phrases that will bring buyer to their web site. And then I keep adding to that list as the year goes on.
BTW, I just checked Wordtracker and it stated that there are 165 searches per day for "Phoenix luxury homes". Overture shows only 8.7 searches per day.

BTW - I wish I knew everything. Then I could systematically pick the correct 6 numbers for the $180 million Powerball jackpot.
Actually, for every decent SEO or marketing idea that you may see here, I have had at least 2 or 3 failures that set me in the right direction to find a good solution.

Well, as you see in my sig, the new site for luxury estates and luxury real estate is www.ParadiseValleyLiving.com. And I use anchors like the one in the sig and Paradise Valley Luxury real estate, I haven't started mixing in the word Arizona yet.
As for Phoenix, I only have about 10-15 IBL's with the anchor Phoenix Luxury real estate.
BTW, glad to see you have a good sense of humor! :D

I use it as a guideline for estimating traffic on a site with top 3 SERP's for any given KW phrase.
I came up with this guideline by examing months and months and months of WT and overture data, then comparing the data to my actual logs. This formula actually under estimates captured web traffic, but I prefer to be conservative when I give out estimates to potential clients.

I mean, Google only counts a URL once per page anyways, so why place the same URL 10 times in one signature? Curious.
Also, do you understand anchor text? The more words you have in your anchor, the less each one is worth. Phoenix Real Estate Agent is four words, therefore 25% total weight is given to each word. You have 16 seperate words, plus SD is used 8 times and L J once. Seems to me, and I'm only trying to help you out here, but it seems to me that you are shooting yourself in the foot with that sig. I would think if you posted more than once per a page the SE's would consider S.D., your city, a "noise word" since it is present so many times. It may even be considered KW stuffing by some and I know that is not who you are. Yet, you are a moderator so I would think you'd want to set a good example for our members...
Again, I am just trying to help you out. This is not an attack, or anything personal.

I just took a quick look at phrases using 'San Diego' since I do not have research materials for that area. My benchmarks are the phrase 'San Diego real estate' which shows 8.7 million competing pages.
Using Google as a reference, I like 'San Diego MLS'. There are 200-400 searches per day for that term, and only 809,000 competing sites. 'San Diego realtor' is also a decent phrase, with over 200 searches per day and only 1.1 million competing sites.
Other keywords that show decent volume and potential were 'San Diego escort' and 'San Diego strippers' :D

Here's what I get with the formula:
469 (word tracker) + 187 (overture) = 656
656 / 2 = 328
328 / 3 = 109 expected site visitors per day from the KW (provided the site is in the top 3-5 on Y, MSN, and G).
That will be $200. Cash or credit? :D

Just to be clear, it works well for the limited number sites that I track (compared to the hundreds of millions of sites on the net). It works for me, so hopefully it will work for others.
If you have top 3 serp's for a KW on the Big Three, compare the WT and Overture stats for the past 3 months against your logs for the past 3 months and let me know if it works for your sites.

I always had #1 for all of my main keyphrases in MSN and still do for on of my "full time" site - that site also ranks #1 in Google for beach real estate and was #1 for beach homes just yesterday (don't see today) which are also kinda trashy, but who knows.. may be people like Bill Gates looking for their dream properties this way :D
As for MSN, whenever I try to optimize a page for Google and Yahoo - MSN hides it in 1xx. But when I have a brand new, not optimizes site with a bunch of links - its on the top spot.
When I use Wordtraker and Overture tools I also look up AdWords clicks per day and the cost per click on Google it makes competition picture more clear to me. Those numbers are not really relevant thought, but they make sense too.

If these ads appeared only on Google, I would think this might be a good undiscovered (by competitors) keyphrase, but since it appears on thousands of AdSense publishing sites - it makes me think about it.
Does this approach make sense? If you find it interesting I would like to discuss it - it is another marketing stats and I would like to find out what role it may play if analyze.

Funny... without even trying one of my sites comes in at #26 for the KWP Phoenix Luxury Real Estate on Google. And the site only has the word Phoenix on it once. Seems like an easy KWP to break! :D
The site is more fouced on Paradise Valley Luxury Real Estate, www.ParadiseValleyLiving.com. Type that KWP in Google! See the results here (http://www.google.com/search?hl=en&lr=&rls=GGLD%2CGGLD%3A2004-47%2CGGLD%3Aen&q=Paradise+Valley+Luxury+Real+Estate)... I'm first, fourth and Max is sixth! Damn Max, good job considering you live on the east coast not in the Sonoran Desert, so one wouldn't think you were optimizing for that KWP.

Are you speaking of the C21 MB site? Take a look at optimizing for "beach front homes" and "beach front real estate". Those look to be driving more daily searches with less overall page competition.
How has "beach homes" worked out for converting leads? Off the top of my head, I would think that would drive more people looking for rental properties (which C21 may or may not service). Just wondering...
Is MB still as crowded as it was a few years ago? Man, I absolutely HATED Bike Fest and Bike Week. They were hell on my hotel.

There is almost no activity being shown on Overture and WT for "Phoenix luxury real estate", but there is decent activity being shown on WT for "Phoenix luxury homes".
If you like the way your site shows up for your main SERP's, don't invest the time and effort to SEO your site for "Phoenix luxury homes" when you can run such an inexpensive PPC campaign on Google.
Spend more time with your family and friends instead.

How has "beach homes" worked out for converting leads? Off the top of my head, I would think that would drive more people looking for rental properties (which C21 may or may not service). Just wondering...
No we do not provide vacation rentals and we do not get that much requests on those, but we get a lot of leads and pretty good traffic for real estate. Beach homes and beach real estate drive <1% of whole search traffic each, so I wouldn't count on those too much.
Is MB still as crowded as it was a few years ago? Man, I absolutely HATED Bike Fest and Bike Week. They were hell on my hotel.
Yes it is crazy, we just got rid of the Harley Bikers a few days ago, and now we have black bikers week for the Memorial Holiday - state troopers from NC already on their way. I like the HD bikers - they get killed less and you can attend a whole bunch of different harley market places, sales and exhibitions - nice bikes, cool riders :)

The Harley folks were a better crowd than the Atlantic Beach crowd. But they could still never understand why I would not let them park their motorcycles in their hotel room or in my hotel lobby.
Glad to see your KW's are working well for your products. My mistake on assuming that phrase drove more rental traffic.

1.1 million people is actually a fairly low number. For example, Google shows over 12 million pages returned for "San Diego real estate".
