Hey all,

Has anyone represented clients who wanted to purchase or sell a business? I have a client that came to me and asked me if I can help them find a business in virginia with out the actual physical property.:confused: I'm a licesned agent in virginia, but have never participated in a business sale transaction. Any help would be appreciated!

Get in contact with a commercial real estate broker. they should be able to tell you how to handle this one. good luck

I think you should really just refer this one out. Business Brokerage is totally different animal. Just because your license says you can sell it doesn't mean you should.

If you are careful about how you handle a business opportunity (BO)transaction you may want to investigate the opportunities available to your client. Many business are listed in local MLS's, as well as online at websites like LoopNet and CoStar.

If you find a business that looks of interest, you may want to contact the listing agent and find out some preliminary information about the BO. If the information is too complicated, you may want to refer your client to the listing agent for a referral fee. If the information makes sense to you, ask for broker for supervision or consult with an attorney to make sure that you provide the proper disclosures for your area.
