An investor friend of mine, Adam King (Google him) has developed a system called 5 Questions to Success Joint Venture System. He has outlined a system where the new investor can get their business going in the shortest amount of time. The new investors will start of as Joint Venture (JV) Partner, and all they do is bring leads to the JV Associate. In Adam's system he shows the JV Partner how to get the leads by using the internet, for those that are not yet comfortable speaking to sellers. If the JV Partner feels comfortable talking to Sellers they can do that too.

But once the JV Partner identifies a Seller lead by getting the right answers to the 5 Questions, the JV Partner forwards the lead to the JV Associate. The Associate is a more experienced Investor who negotiates directly with the Seller and once a deal is made they prepare the paperwork and then they work with the JV Partner to fullfill the property. Of course, there are contracts and agreement to make sure everyone gets their fair share, which is 50%/50%, of the deal whether its a cash deal or lease option or whatever. The sytem has, I believe 6 different strategies for moving these properties.

Then overtime, after a JV Partner has participated in a few deals they may be ready to become an Associate and join the Associate program, which teaches what makes a deal and how to negotiate with the Sellers. The Associate program has all the contracts and agreements needed.

The beauty of this system is that a person could become a JV Partner and remain one for as long as they want, even forever. However, the Associate can work with any number of JV Partners all over the country and make even more money.

I was able to find 10 leads yesterday. One lead was a $1.1million SFR, that needs no repairs for $620K. I sent this over to Adam to negotiate and hopefully get this property under contract. I should hear something later today. But this is an example of a rare find. Most of my leads had very little equity in them. Properties with little to no equity are only candidates for lease option assignments.
