I live 150 miles away from my prop & its getting very hard to keep an eye on the tennants (yard upkeep, dogs/cats restrictions, inside). I thought of going to a local RE and pay them their fees & expect them to do what I want. Question: Any idea how much they charge? Percentage of rent.
What other issues I should be considering. Any help out there?

You're taking the correct approach, by having someone else maintain your interests, as it does make it difficult to do yourself when you don't live close to it.
You could also hire a Property Management company. They charge 10% of the rent you charge to your tenant per month. For example, the tenant pays $1,000/month, they will charge you $100.00 per month.
You can find them in the Yellow Pages or through other investors.
Just make sure you interview and hire a competent Property Management company. There are many out there who will try to take advantage of you.
Good luck!

Be sure to be aware of the rental market... Is it saturated or not. If it is saturated then be sure that the agency will be advertising the home both online and in print. This will ultimately determine if you get it rented or not.
