View Full Version : Property with a big hole in backyard

I have been looking for a single family home in Los Angeles and found one that I like. However, the property has a big hole in the backyard. According to my agent, the seller has removed a swimming pool and agreed to fill up the hole before the end of escrow. My questions are,
1.Is city inspection required to make sure the filling is done properly ?
2. Worst case scenerio, if the hole were not filled properly and I had to hire someone to do it, what is the estimated cost and how many days of work is it ?
3. Any contigencies I need to put on the purchase agreement to protect myself ? I am not sure what to do if the seller messes up the hole or could not finish the job on time.
Any advise is appreciated. Thanks !

I think those questions would be best answered by a representative with the city or county building inspections department for your area. I would encourage you to take multiple pictures with several views of the depth and relation to the property line and have them on hand when you meet with them. Every area is different in their expectations and regulations. Don't take a chance. Get the answers straight from the authority.

Good advice noted above, and heck yes get some verbage in the contract that is going to insure that everything is done properly. Don't just rely on the seller to "do the right thing."
