Couldn't help but overhear your conversation.that's because it's an open forum :rolleyes:

I couldn't easily find info about what those 40 directories are, their PR, reputation, linking systems. I don't want to be in an unstructured "directory" but I would be interested in others.

What I'd want to see is the list and then I could make the decision to
* submit manually
* save my time for more profitable activities and spend the $$$

My suspicion, because you don't list them, is that you've bought 40 domain names, put up a directory (with 40 skins) running off a single database. Easy money!

Am I wrong?

It sounds like it might be a "cool tool" sort of like Web-something Gold back in the olden days.

If I find out who he/she is and get to check it out (since I think I am a fairly major directory), I'll post my observations and include it on my "Where Agents Get Links" page.

Sarah, yes you are wrong. :) The directories consist of some real estate directories, but mostly valid online directories that you wouldn't ordinarily come across. They all use clear links - no funny stuff. They all have real estate sections, usually by state. The PR for the link pages vary. Like many others, I think PR will take care of itself over time if it's a good website, so I don't use PR as the key determination as to how valuable a link is.

Terry, thanks for calling me about the Oops page. I know it doesn't look very professional, and I apologize. I put the page up quickly this afternoon, and didn't catch that. It should be working fine now. And, the payment did go through, it was a problem with the "thank you for your order" landing page URL. Mea Culpa.

Terry, as I said in my e-mail, I look forward to your comments about the Link Tool. Sarah, I wish I'd thought of that 40 websites with different skin idea. Unfortunately, I've always had to make my money the hard way. You know, working for it like everyone else. ;)

I've got it, and mostly skimmed it. Basically, it is an excel spreadsheet with four different pages.

- Page one is instructions.

- Page two is some basic information for you to complete so that you don't have to keep making up your descriptions, titles, and keywords every time you fill out a link request. Basically, it is "reminder" stuff.

- Page three is what you probably want to know most about. Except for five link suggestions, most of the sites are multi-topic directory sites, where real estate is one of the topics. Of the five real estate sites, two are Mike Wong (Reals) sites, one is IRED (and you should be listed there already), and two are non-performers (though they can't hurt). I randomly clicked on some of the multi-topic directories and some had home page PRs of 5 or 6. Although I haven't used the Alexa tool in a very long time, I would think that a multi-topic directory would have to be at least home page PR7 to have enough traffic to be effective as either a referral source or a real estate authority. Otherwise they are too scattered in focus.

- Page four provides some basic link advice and information that you guys probably already know, but the vast majority of online agents do not know.

My conclusion is that it is a tool that would be most effective for beginners on the real estate web. I was thinking it would be more program-like, similar to the old Web Position Gold (or whatever that was called), just a little simpler.

Although, how important is $35 to you? Peanuts. If, for $35, you get a list of 40 sites and you probably are only linked from four of them...(or so)...it's probably worth the expense. About 30 of the sites provide free links.

Maybe I should charge for my "Where Agents Get Links" page. Basically, it is a similar layout with mostly different sites. Hmmmm...

Thanks for the feedback. The tool was developed because there are several steps in identifying ways to get good links:

1-Find a potential site
2-Check the page and source code to make sure the links are good ones that will contribute to your site
3-Find the page where you should add your link
4-Enter your link info
5-Do a reciprocal link if necessary

The Link Tool takes care of steps 1, 2 and 3. It helps out in step 4 because there's a place to store your link info (the reminder stuff), and you can copy it to each directory rather than retype it.

The links in the spreadsheet go right to the page to enter real estate links, or tells you if something is required before you get there from the page you land on, like choosing which state you are in. It's amazing how much time you can waste once you're on a site, just looking for where to submit a URL!

Also, the real estate directories that are included are only those that provide clean links. It's unfortunate that some of the more well-known directories use 302 redirects or other weird types of links.

Naturally, you're not in there because it is assumed that sites like yours are visible enough so agents would naturally be able to find you.

So, for anyone who wants reciprocal links with other real estate sites, there are the link exchanges on many real estate forums. For people who would like about another 40 links that they can't find on a forum (or on your site), the Directory Link Tool is available.
