Be prepared to provide the home inspector with the property’s address, city, zip code, a copy of the property disclosure, and directions.

Make sure all the home buyers are able to accompany the inspector for the best perspective and education on the property.

Ensure that the home inspector receives the buyers full name, address, where to send report, FAX and phone number. Most home inspection companies will require the buyer to sign and return the home inspection contract before the inspection.

Allow 2 to 3 hours for a complete home inspection.

Contact the property owner regarding the date, time and estimated duration of the home inspection. Let them know of any additional testing (septic, radon, lead, asbestos, mold, etc.) and inform them of any preparation they should make. If radon testing is to performed make sure the owner’s are advised of the closed house conditions that are required by New Jersey State Law.

Inform the owner that all appliances, equipment and systems will be inspected and returned to the condition in which they were found.

Make sure all of the property’s systems (i.e., gas, electric, water, and oil) are turned on for the home inspection.

Make sure that access and keys will be available for all parts of the property, such as the garage, closets, attics, etc.

The inspection book is provided to the buyer at the end of the inspection. The typed comments are posted to our web site the night of the home inspection. Hard copy of the report is mailed to the buyer and the buyers attorney the morning after the home inspection.
Payment is due upon the completion of the inspection.

Please contact the home inspector at least seventy-two hours before the inspection if you need to cancel or postpone the appointment. With today’s hectic schedules, rescheduled appointments are inevitable.

Make sure the home occupants remove or confine all animals
