Hi. I am new to this forum. I have a property that was, some years ago, converted from triplex to 3 condos. There was never an association set up, etc.
I am trying to start the process of getting everything correct and "on the books" so to speak.
What I'm finding online isn't very straightforward. I have filed a CIT and that is as far as I've gotten. Does anyone know of step by step guidelines for this process online or elsewhere? I hope to avoid hiring a real estate attorney as long as I can.:)
By the way, I'm in California.

You will need both a attorney and a person who specializes in forming HOA's. There will need to be a budget set up as well. All this stuff needs to be submitted and approved by the DRE. I have done lots of these in Los Angeles County over the years. There are real estate attorneys who do this stuff on a fixed fee. They generally have a group of guys who do all of the different components. You are also going to need drawings and legal descriptions for the air rights. I would recommend that you go down to the City and ask them for referalls if you don't know an attorney already. Start with an attorney and things will go much smoother because you are going to end up with one and you might as well get all you can out of them.

Thanks. I think that's what I needed to hear.Your welcome. You really need someone to do the budget especially. It is not based in reality at all but based on DRE rules. Good luck with your project. Talk to the subdivisons at the City to find an attorney and budget person if you don't have one.

Does anyone have a (ballpark) idea of a standard fee for this. I haven't found any attorneys so far who will do a flat fee.
