My husband and I moved to Myrtle Beach South Carolina in November of 2005. We lived in a hotel for 4 months while we searched for a house that would fit our needs and our budget. Finally, we settled for a house that had been used as a rental. It wasn't in good shape but we thought we could make it a home as we didn't mind sweat equity.

It was listed at $119,000 and our realtor insisted that we offer over the asking price to secure the contract. We offered $120,000 and a year later we had significantly improved the property. We shelled out around $5,000 for repairs; new fencing and storage building, paint, etc.

Now it's a year later and my husband has a job offer in another city. Since we had improved the property so much, we assumed we could at least get out of it the money we had put into it. We have showings at least a few times a week and people seem really impressed with the house while they're here, but I never hear from them again. We've even dropped the price from $128K to $125K to $120K, then $118K, and now at $115K. We have to get at least 115K out of it to pay it off. When we bought it, it appraised for $137,000 and I'm sure the value has gone up, but I just can't seem to find a buyer.

A few days ago, a realtor came by our house. I discussed with him my frustration and he said that the neighborhood really hurt my house. Since we moved in last year, the neighborhood has really deteriorated. Most of the neighbors refuse to mow their lawns. A few have junk cars out in their driveways. There is no home owner's association to regulate what is done with the properties and I don't think it's appropriate for me to knock on doors and ask them to clean up their lawns, but I'm at my wits end!!!

Any suggestions? I can't offer owner financing as my own finances wouldn't allow for that. I just really need to sell this house quick. My husband starts his new job 900 miles away in a few weeks and my two young sons have never had to be away from their dad for every long.

Any advice would be appreciated.

We are in the same boat in Myrtle Beach. We can't sell either. Our boat is a little different. We live in a Centex community that is still building. We can't sell because Centex lowered there prices after we bought. Nobody wants our resales if they can buy new for less than we paid. :mad:
