We have 13 properties in a brand new cond/hotel building just completed where the buyers could not obtain financing.
We are negotiating with the developer to take out these properties at the original contract purchase price 2 years ago, which average $299,000 - $339,000 for a 2 bedroom, 2 bath fully furnished and fixtured condo.
Our buyers will benefit from the original buyers deposit ranging from 15%-20%.
Current appraisals are $380,000-$390,000 for the same property.
Our buyers net price will be in the mid $200's. which equates to a 65%-70% LTV.
Buyers MUST be able to close within 4 weeks and place an additional 5% in escrow which will be refunded at closing.
