View Full Version : Get your properties on video, they sell so quick!

HI
I am a strong believer of technology and moving with the times. I like many other realtors have a website and have found that by adding video or slideshows of the properties to be a real hit on my site allowing a quick sale.
At first I considered all the free hosts like Youtube etc, but their quality sucks, hey I know it's free but you want a sale right!? and who wants to be associated with those guys at the moment!
So anyway, I found this great site called mydeo.com, you can upload a video length of like 90 minutes, wereas with others it's like 10 minutes!
All I did was upload my video to a personal account which only I can access and then I used the html to paste into my site, if your not as advanced they offer a tool which lets you e mail the client the video in stead! It's totally worth it and I would recommend it to all realtors.
The first month is free, so you can see if you like it or not - the quality is great, I will never go back to those other sites!

Video tours is a great idea and will take off very soon. With high gas prices, so many open houses on the weekends, the market etc, the video tour is going to be a Huge Time Saver for Realtors to say the least.
I would think you could also just add a video player to your site as well and just upload the video, to take out a step.

I don't see too many videos out there on Realtor's sites. Most web hosts offer local video hosting solutions, worse case upload a WMV file and link to it. IE does the rest.
So why do we see so many of those 360 panarama tours where there is no movement or sound just panning around a still photo?
If a property sale can net several thousand in commision, why can realtors get past the price of producing even a cheap video?
Any guesses?

Most realtors don't 'get it' in regards to real estate video or internet marketing in general. I've been doing high definition video tours for over 2 years, and probably have done more than just about anyone in the country, yet the majority of my business is concentrated on a very few, sharp, smart realtors who understand the concept of marketing and business in general.
They do them for most, if not all of their listings. They understand it's the #1 slam dunk listing tool out there. It promotes THEM as being tech savvy, aggressive and different than most realtors who do exactly the same thing as everyone else in regards to marketing or promotion. (which usually is next to nothing!) They understand it SELLS houses! They understand it brings TRAFFIC to their website. They understand it makes them STANDOUT among their competitors in a big way.
The other people who 'get it'? The CUSTOMERS. Sellers love it! It caters to their ego in the best possible way. It reduces unnecessary foot traffic through their home. It shows the home in the most realistic way other than being there in person.
Buyers love it! With a record number of homes on the market and record high gas prices, buyers are eliminating homes based on the presentation they see on the internet - whether you like it or not! That means high quality, professional photography, taken with proper lighting and a wide angle lens, and a good tour! If you don't present a high quality presentation on the web, you're dead before you begin. The buyer just clicks 'NEXT'- they don't want to waste their time.
The realtors that understand that concept 'get it'. Those that don't still put up crooked, blurry photos of the corner of a room, 'drive by' photos with the corner of the rear view mirror in the photo, a cheap 'virtual tour' which is just recycling the exact same blurry, crooked photos in the MLS and zooming in and out with a sleepy music background (i.e. many "Visual Tour" tours). You see them ALL the time on the MLS.
Much of my business is driven by sellers who are dissatisfied with the job (or lack of) their agent is doing to market their home, and they purchase a video tour on their own to augment the agent's meager marketing of their home.

Because they are too expensive.
I take my digital camera, do a tour, get home, upload the stuff on my site and add a comment: Cost $0
Going to someone else: $200
The reason you dont see many video tours is because most agents are afraid of technology. I teach tech in my market center and have found the best way to tech them is to have workshops where you actually walk thru the entire process. It has been a hugh success and I am being asked to go teach at all these other Market Centers as well. Agents are just afraid of something new, and unless you show them how to do it and the benefit of it...they wont change.

The fear and ignorance of the power of technology ..not only in real estate but in the wine industry too.
Anyway, their fear and ignorance ( plus the high gas cost)--- is a big bonus to internet marketing sites like mine.
Sooner than later....they will come knocking on my doors which I am seeing right now.
I always tell them...If you do not advertise on my websites, Your competitors will!
I do not sell houses or wine but I built website portals that are high in traffic.
