View Full Version : "Can You Drive me and my Realtor around Town Today"? Raw Rookie learns a hard lesson!

The simple and hard truth is that we don`t take clients out to view properties with "Their" Realtors! It`s hard to phantom how people can expect you to be a "professional cab driver" and show homes listed on the MLS with another Realtor.
We as Professional Realtors don`t work for free and so begins the "Story of the Day".
Early this morning we received a call from a person who is relocating from Yonkers,New York, to Ocala,Florida. He just opened up a new restaurant and is now in the process of purchasing a new home.
We talked for 20 minutes and made sure we asked him all the right questions. He was extremely anxious to begin looking at homes in Ocala and I explained that we`ll have an agent start "pulling out properties" before he comes to our office.
I like to make sure that before we end a conversation, that we explain to our clients how we operate. Our job is to make sure the "Buying Process" is easy and simple!.
We start explaining we`re the agent of record and are compensated a commission from the seller". The prospect asked me why?!!
The conversation is as follows:
Me: You`re aware that today we`ll show you homes that fit your criteria. We`re your agent.The seller pays our commission for any property we show you, is that OK?!
Man from Yonkers: What?! My best friend is with me he just got his license and he wants to sell me a house!
Me: We don`t show homes with "YOUR REALTOR", we show homes for our clients, that`s how we operate.
Man from Yonkers:How does my friend get paid? I need someone who knows the area to take us around so that I can buy a house. I don`t want you writing a contract that`s why my friend came with me from Tampa today,to sell me a house!
Me: Well, your friend needs to locate properties for you and join the Ocala Board, like we have.That way he can have access to the MLS...It`s very simple!
With that "Man from Yonkers" agent gets on the telephone and starts Screaming!!!!! I immediately can tell he`s as RAW as they come,my guesstimate is that he must have received his license last week....
Tampa Rookie:Hey! I`m the Realtor here, we just need you to drive us around, that`s all.
Me: Driving another Realtor around isn`t an option. I have no clue where you come from, but we`re not "Cabbies"...
Tampa Rookie: I don`t have access to the MLS, we need help, don`t Realtors help each other in this town?!
Me: Sure, we`ll compensate you a 25% referral fee to any home we sell "Man From Yonkers", how does that sound!?
Tampa Rookie: Are you kidding me? We drove up with a specific purpose of showing my friend homes, we just want a Realtor to drive us.Splitting my commission isn`t what I want!

With his last words of wisdom, we excused ourselves from the Rookie agent and wished him the very best in locating properties in Ocala.
I feel sorry for this Raw agent.He`s brand new, figured out that all he had to do was have his friend call a bunch of Realtors drive them around to view properties, so that he can write an offer, no planning,no training and NO SUCH LUCK ..

is he asking you to show the properties listed by you?

or listed by some one else?

If they are listed by you may be he is thinking you get your 3% by selling and he get his 3% as a buyers agent.

Some realtors go lenient on the homes they listed as they want the sale.

The wanted someone to take them around to see properties listed on the MLS.
He thought Realtors are supposed to help each other if someone is from another area... I have no idea what they were thinking, as i mentioned we offered him a 25% referral fee.

It seems like I have read 2 or 3 stories in the forum that are similiar to this...is this not an uncommon occurence? I'm thinking the barriers to entry in real estate must be raised....unbelievable.

25% is more than fair... I do get it all the time becasue we have the number one website in our area... we get an e-mail asking us to send listings... we chat for a while then send listings... and then the other party turns out to be a REALTOR... basically stealing my ideas for good buys and the use of my MLS... LOL

What are people thinking !!! How could anyone expect you to do that.Some of the stories I'v been reading on this forum have been amazing..I can't beleive someone would be so bold to think you would drive him and his broker around!!!
