I've been taking a look at a lot of the long tail activity I've been getting - a lot of it has been from subdivision searches. I'm getting hits because I simply integrated the names of the subdivisions of all the communities I serve. If you are designing your site, don't forget to do the same. Even if you simply create a seperate page with nothing but the names of all the subdivision in your community. It seems fairly easy to get ranked for subdivision names - there doesn't seem to be a lot of competition.
