Yesterday afternoon, we held our first of 3 series "First Time Home Buyers Seminar" in Cooper City, Florida. There were 24 first time home buyers who attended our seminar. Most of the questions revolved around concerns in mortgage payments,taxes and the affordability of buying a home.
The main objective of our seminar was to teach these new buyers what to look for in buying a home.
A sort of step-by-step process to home buying. Many hadn`t realized that without the proper credit scores, they wouldn`t be able to buy a home. Others were interested in learning about Grant programs and FHA loans. What we were able to accomplish yesterday was to assist 10 people towards "Buying a Home".
One couple in particular immediately wanted to start searching for a new home, once they realized the type of program that are out there for buyers.
It`s a wonderful feeling to see so many eager new 1st time home buyers looking to purchase a home.
The majority of new buyers range from 21-35. Many are looking at buying town homes and condo`s for their first homes,realizing it`s easier to maintain. What I truly enjoyed was the buzz we felt from each person who came to our seminar. The feeling or rush we had was amazing!

Interesting. What were their concerns about the direction of current home values?

I remember I bought my first house in 1991 at the height of the market then. It took me almost 8 years to break even, but would not change a thing.

These newbies need to learn that anyone can buy a home, it just takes effort and some help from caring people like you to show them the way.

Thanks for your response. The group in general seemed to realize that they`re looking at the market as quite affordable and our willing to purchase. That being stated the interest rates available are stable, which is what I believe is leading many new buyers to start testing the waters.

I read how successful your seminar was for you and am curious how you got such a good response? I have held at least 3 seminars in the last few years and they have turned up pretty much a bust. The first one we had 3 couples attend which we were pleased with. Then after that no one came!! I did end up getting one sale out of the first one so that was succcessful! We sent postcards to a local apartment complex and ran ads in our real estate paper 2 weeks prior to the event. What advertising have you done to attract such good crowds? I really feel there is money to be made and clients to find, just not sure how to reach them!! Any input would be great!!!! By the way I am in Maryland and our market is currently flooded with homes, but showing an increase of buyers as well! hopefully it will level out and we will have just as many buyers!

I used the "Local Community" paper.Each week I placed the ad in mentioning the dates,times and RSVP number for people to respond.

In my opinion it`s the most effective way to go..
