What does "as is" means on a land or home?

Does that mean the seller won't make any changes? That the home or the out buildings would be sold as the way they're shown? THANK YOU

generally it means that the house is sold as is.... with flaws and such - however that does not mean you take it as is.... you as a buyer are entitled at your expense to have any reasonable inspections and an inspection period - during that time you can negotiate any repairs - worst case they say no - you walk way and loose your inspection money - being aware of your inspection time frame is critical.

If you like the house and with a little rehabing, walla! Its what you've
been looking for. Ask your lender if they can find you a loan program were they allow rehabing. You may have to have good credit(Credit is determined by your lender) But,This way everyone is satisfied and you get the house.

Generally Sellers will list the home 'as-is' if they don't want to make any repairs etc.

This doesn't mean it needs to be rehabbed or there are any repairs that really need to be made -it just means if there are any they want you to buy it as-is because they don't want to get involved with negotiating it or having to spend cash on it themselves
