I am looking for a partner for a 50/50 split. The deals are all no money out of pocket. I need someone who has A credit somewhere above 680 Fico. I have extensive creative financing knowledge and proof can be provided. I bought my current 4,800 sq ft home with zero down and no credit checks.
Any properties I buy will be below market and profits will be made quickly.

I wouldnt call it spam, YET..since there are no links pointing to anything. The guy maybe real and truely looking for a partner. Lets not jump the gun yet. Sounds like to me that maybe he might have some credit issues but has the cash and needs a partner with AAA credit. That isnt that bad of a deal depending on the contract between him and the partner.

I thank you for that Las Vegas. I am not trying to sell anything. I truly am looking for a partner. I do have bad credit. It has been hard trying to invest but I was able to once. I did read carlton sheets and robert g allen which helped me get my house.
I am posting here because I was told this was a great resource for real estate. Any contracts I get into will be looked at by not only myself but the partner as well. I read that if you don't have something, someone else does. In this case it is credit. I have knowledge and I am looking for a partner with AAA credit to cosign the deal and have a 50/50 split.

I apologize. By the way, I was kidding about the Carlton Sheets comment. It is difficult to convey sarcasm in a thread.
If all else fails, you may want to look at angel investors or hard money investors. 4800 square feet...impressive. Depending on how much equity you have, they may leverage against it to move the next deal. The rates will be high, but is sounds like you will flip it anyway. Also, if you are interested, I can give you some lenders that will go to 100% with a 550 score. Moreover, I know of 2 great companies who can repair and rescore your credit in days. I hope this helps and you find what you are looking for.

Bad things happen to good people. I personally am not a big fan of our present credit scoring system. There are three ways to buy property. 1. you have good credit, 2. you have lots of money or 3. you use a business partners credit and your money.
I am sure if the real estate deal sounds good it shouldnt be to hard to find a partner that is willing to use their credit and not have to shell out a dime but earn half the profits. Try looking in Las Vegas, this is a very good appreciating market. Is a matter of fact is was the # 1 appreciation real estate market in the country in 2004.

Almost anyone can own a home if they get creative. The problem with cg's scenario is that he wants to invest. This may be a difficult task.

Hey man, I feel for you but credit unfortunately makes the world go around. If you are interested, I can give a bunch of things you can do to drive those scores up. We can talk more about it if you are interested.

Vegas, There is actually 4 ways to invest. Believe it or not, buying "subject to" and "contract for deed" are very common. I live in a mansion right now it I didnt have ANY money down. You already know my credit score.
My monthly income is not much at all. I mean I barely get by right now so if I went with traditional financing they woulda laughed at me. Sellers may be reluctant to carry the financing at first but with an offer they can't refuse and they are "don't-wanters", it all works out.

Hey everyone. I am bumping this thread because I have found many properties that are flip quality and potential. There are huge houses and income properties that are going for under $50,000 and with some improvement .... say $35,000 worth, can turn around and be sold for $150,000. my partner and I would like more info on what kind of properties are you reffering to. We are interested on flipping properties only fast with minumun amount of time between buying and selling.
