100% Financing For Multi-Plexes

Are there any lenders(even private) who will do 2nd mortgages?
I have a first mortgage lender who supposedly will loan 90% on the strength of the property, but I do not have the down payment nor the 10%. The only strategy that I can come up with is to find the property and then ask the seller if he will hold a 2nd.

You're probably referring to 5+ units. If so, that's considered commercial and I couldn't comment on that other than 90% is what I've seen too.

My expertise is in the residential 1-4 unit market. In respects to this market there are definitely lenders that can finance 100% of the purchase price. Of course credit, employment history, income, and assets are all factors among other things.

In regards to 1-4 unit properties I can loan nationwide and have access to lenders who do offer 100% financing.

I not well verse on commercial as my focus has been in the residential market.
