Great Standard of LIFE - Great Quality of LIFE - Great Appreciation - A Wonderful Place to LIVE! DELAWARE BEACH Real Estate!
Dewey Beach; THE Party and Singles Beach Community; every weekend all year long is a Happening at Dewey Beach. Some of the highest income and most playful singles on earth make certain to let their hair down, dress down, and party down, every weekend in Dewey. It IS a Dewey Beach Thing; so just Dewey It. World Famous Rusty Rudder, Crabbers Cove, The Bottle and Cork and dozens of other nightclubs and bars that you have seen on Wilding, Girls Gone Wild, Beach Volley Ball championships, etc. are in Dewey. Live bands, several every weekend night in the summer and often in the winter too. This is a great place to buy property and rent it out to high income professionals who want to NOT drive to the events in Dewey.
Rehoboth Beach; is adjacent to Dewey but an entirely different town atmosphere. Rehoboth is the most Gay friendly place on earth. Here the straight people and alternative sexuality folks interact like family – with tolerance and familial love if not full agreement. Rehoboth has a lot of old money, old power, old influence and new ideas. There is no place on earth like Rehoboth. It is one of the worlds most famous beaches and a great investment for rental properties that appreciate at annual rates that often are tops in the world and will be. Rental incomes do not pay mortgage costs but appreciation is phenomenal.
Lewes Beach; is a quiet, familiar place, Victorian homes in Lewes Towne proper and modern homes on Lewes Beach. The town is a walking town like a micro Williamsburg but Colonial is mixed with Victorian and pre-Colonial architecture.
Each of our other Delaware towns has a unique character and unique value parameters. Take a look at my article: Sussex County Delaware Beach Area Towns and Villages are Unique and Historic (http://www.kate-jody.com/essays/beachareatowns.html)
Georgetown Millsboro Fenwick Island Milford Bethany Beach Lewes Milton Broadkill Beach Primehook Beach Murderkill River areas Slaughter Beach These areas are our areas of expertise; And the areas inland up to 15 miles from these beaches along the Atlantic Ocean and the Delaware Bay.
www.Kate-Jody.com (http://www.kate-jody.com/) The Cutting Edge Realtors Kate and Jody are Number One Web-Based Realtors in the Delaware Beach areas. We handle specifically the Eastern and Southern beach area towns where annual appreciation is from 18% to 30% per year for residential properties and a bit more for commercial properties in most locations.
The towns we handle are Dewey Beach the Party and Singles Beach Community; Georgetown the County Seat where all the govt. and legal offices for the county are; Millsboro a quaint waterfront town on the Indian River and Bay, away from the beaches but a great place to live; Fenwick Island which is Delaware’s most southern beach, adjacent to Ocean City Md.
We like Historic Victorian beach area towns of Milton, Millsboro, Milford, Lewes, and the inland beach area communities nearby. Here you can purchase a beautiful Victorian Mansion for less than $500,000 and fix it up, modernize it and be most proud of a home suitable for a magazine cover.
Most of our areas, near the beaches are appreciating at about 30% per year, some a bit more. The areas 20 minutes or more from the beaches are appreciating at 18% to 25% per year. This is based on a sliding 5 year average. Based on a sliding 24 month average the appreciation is about 10% to 20% more!
We expect our appreciation rates to be at these levels or above for the next decade or so based on the very high numbers of Baby Boomers who plan to buy here in the next several years as they retire and based on the huge numbers of new entrepreneurs and high-end contractors and consultants that seek to move and do business here. We are not as high as the 47% annual rate of Las Vegas! WOW.
